Contract and contractor

Before signing: verify, write it down, stage payments

A good project starts with clear scope, required licence verification, a detailed contract, written changes and closeout evidence.

Important: This is a planning tool, not legal advice. Rules vary by province and how the contract is made.

Scope

Describe inclusions, exclusions, demolition, protection, cleanup, materials, brands/models and who supplies what.

Payments

Avoid paying ahead of work beyond the risk actually incurred; tie payments to evidence and milestones.

Closeout

Closed permits, inspections, invoices, warranties, manuals, photos before concealment and deficiency list.
