Windows
Compare U-factor, energy rating, solar gain, condensation, air leakage, operating type, screens, maintenance and glazing replacement. A good window installed poorly can leak water and air.
Exterior doors
Check slab, frame, sill, weatherstripping, glazing, hinges, alignment, drainage and overhang. The sill must support the door and shed water; exterior sealant does not replace correct flashing.
Locks
Choose a listed lock, deadbolt with adequate throw, strike anchored into framing and controlled keys. A smart lock adds power, updates, backup access, logs and privacy; retain an entry method that does not depend on the cloud.
Security without blocking escape
Devices should resist intrusion without complicating escape. Avoid padlocks, bars or keys required from the inside on a required exit. Verify requirements for bedrooms, basements and guards.
Maintenance
Clean drains, lubricate per manufacturer, and check weatherstripping, joints, paint, anchorage and seasonal movement. Correct the source of misalignment before planing or forcing a door.
