What mould indicates
It indicates a surface remained wet long enough. Common causes include leaks, intrusion, condensation, insufficient ventilation, thermal bridging, wet materials or high indoor humidity. Colour alone does not determine risk.
Prevention
Repair leaks promptly, dry materials, vent kitchens and bathrooms outdoors, maintain suitable humidity, heat evenly, move furniture away from cold walls and monitor basement, attic, windows and mechanical rooms.
Inspection
Look for staining, warping, blistered paint, earthy odour, condensation and soft materials. Use hygrometers and moisture meters comparatively. Do not open a large contaminated cavity without containment and protection.
Limited cleanup
For a small accessible area, eliminate the source, isolate, wear suitable protection, clean according to material and public-health guidance, then dry completely. Heavily affected porous materials may need removal rather than bleaching.
Professional help
Large area, recurrence, sewage, HVAC, structure, possible asbestos-containing materials, vulnerable occupants or hidden source justify professional assessment. The report should distinguish moisture source, scope, containment, removal, drying and verification.
Testing
Air testing is not required to recognize visible mould and does not replace moisture inspection. Use a specialist when the result will actually change the scope or the contaminant is uncertain.
