Recommended sequence

  1. Officially identify the address, parcel, municipality and regional authority.
  2. Screen major constraints first: flooding, wetlands, slope, access and possible contamination.
  3. Then request written confirmation of zoning, uses, setbacks and services.
  4. Before purchase or construction, obtain required studies, certificates and permits.

Important limitations

  • The absence of a polygon on a map does not prove the absence of a constraint.
  • Cadastre represents parcels; it does not replace a location certificate or boundary survey.
  • Zoning and services are often confirmed only by the municipality.
  • An apparent distance to a road, railway or watercourse must be measured under the applicable rule.
