Foundations and structure

Observed cracks and defects are photographed and assessed
Floors, stairs, guards and handrails are stable
Doors and windows operate without abnormal binding
Special loads or restrictions are documented

Roof and enclosure

Roofing, flashings, sealants, cladding and penetrations are complete
Windows and doors are watertight and drained
Soffits, fascias, vents and grilles are clear
No visible stain, odour, moisture or leakage

Plumbing and water

All faucets, fixtures, drains and overflows tested
No visible connection leaks and service access available
Hot water, pressure and temperature are adequate
Well, pump, treatment, septic or sump systems documented and tested

Electrical and safety

Panel, circuits and devices are labelled
Receptacles, lighting, controls and equipment tested
Smoke and CO alarms are present and operational
EV charger, generator, surge protection or battery commissioned if present

Heating, ventilation and cooling

Equipment starts, stops and responds to controls
Airflows, balancing, filters and service access explained
Condensate and drains connected and tested
Commissioning reports and final settings provided

Interior finishes

Walls, ceilings, paint and joints inspected under normal lighting
Floors are clean, stable and free of significant damage
Cabinets, counters, hardware and appliances adjusted
Wet-area sealants are continuous and clean

Training, deficiencies and follow-up

Each essential system has been explained to the owner
Deficiencies have photo, location, owner and due date
Keys, codes, remotes, filters and spare parts handed over
Seasonal visit and warranty review scheduled
